A legionella checks assessment is an essential step in ensuring the safety of people in your building. It helps you identify and assess the risks of a water system, implement control measures, and keep records. It is a legal requirement for all employers, landlords, and those in control of premises to carry out an LRA and monitor their building’s water systems regularly. Failure to do so can result in prosecution and hefty fines.

The cost of an assessment will vary, depending on the size and complexity of a building and its water systems. For example, a larger building with multiple showers, bathrooms, and kitchen areas may require more frequent assessments than a smaller office building with only a few toilets and sinks. Additionally, a higher-risk site, such as a factory with a high-risk cooling tower, will likely need regular monitoring of the water systems and more in-depth testing than a lower-risk property.

If you decide to hire an outside specialist to conduct a Legionella risk assessment, you must choose someone with the proper qualifications. It is also essential that you make sure they are experienced in carrying out both physical and administrative elements of a water risk assessment to ensure compliance with the law.

If your building’s water systems are at risk of stagnation, it is important to perform frequent temperature checks using a legionella thermometer. The temperature of cold water sentinel outlets should be checked and recorded once a week. The temperature of hot water at the point of use (at the Thermostatic Mixing Valve, for example) should be checked every two weeks. For both tests, the units of measurement should be compared with the action and alert levels published in HSG274.
